What I Look For When I Inspect a Lake House in Geneva, NY (and Anywhere Else in the Finger Lakes)

If you're buying a place on the water in the Finger Lakes — Seneca, Cayuga, Owasco, Skaneateles, Keuka, Canandaigua, or one of the smaller lakes tucked into our hills — I want to say this up front: a lake house is not just a house that happens to sit near water. It's a different animal to inspect, and it deserves a different level of attention than a standard subdivision colonial.


I've spent a lot of time on docks, in crawlspaces two feet from a shoreline, and underneath camps that were built in 1962 and "winterized" sometime around 1985. Here's what I actually look for when I walk a waterfront property in Geneva or anywhere else in my Finger Lakes coverage area.


1. The Foundation and How the Land Moves Around It


Waterfront lots are rarely flat, and they're rarely stable in the way an inland lot is. Between frost heave, seasonal saturation, and decades of freeze-thaw cycles right at the shoreline, I'm looking closely for:


  • Diagonal cracking in block or poured foundations, especially on the lake-facing wall

  • Signs of differential settling where the house steps down a slope toward the water

  • Bowing or bulging in basement walls from hydrostatic pressure — this is common in homes built into a hillside above Seneca or Cayuga Lake

  • Grading that pitches toward the foundation instead of away from it, which is a bigger issue here because so many lake lots have almost no usable yard to work with

A lake house foundation problem is rarely a one-summer fix. I want you to know about it before you own it.


2. Moisture, Humidity, and the Slow Damage It Causes


Water is beautiful to look at and brutal on a building. Homes near Seneca, Cayuga, and Owasco Lakes deal with more ambient humidity, more condensation, and more wood-moisture exposure than a typical inland home. I pay close attention to:


  • Wood rot at sill plates, deck ledger boards, and any wood-to-ground contact near the shoreline

  • Musty odors and visible mold or mildew in basements, crawlspaces, and closed-up seasonal camps

  • Condensation staining on windows and in attics, which points to ventilation problems

  • Efflorescence on foundation walls, a telltale sign of ongoing moisture intrusion

A cottage that's only occupied part of the year is especially vulnerable here, because there's nobody around in February to notice a small leak before it becomes a big one.


3. Docks, Bulkheads, Seawalls, and Shoreline Structures


This is the part of a lake house inspection that a typical home inspector who doesn't work waterfront properties will gloss over — and it's often the most expensive thing to fix. I look at:


  • Condition of the bulkhead or seawall, including rust on steel sheeting, cracking in concrete, and leaning or bowing sections

  • Erosion behind or beneath the wall, which can undermine a yard or a deck without being obvious from the surface

  • Dock structural integrity — posts, cribs, decking, and hardware — along with any visible permit or setback concerns

  • Boathouse framing and roofing, especially where the structure sits close to or over the water


Shoreline structures fall outside a standard home inspection scope in a lot of markets, but because I work regularly on Finger Lakes waterfront, I make a point of walking the shoreline and giving you a clear, honest picture of what I see — with the understanding that a marine contractor may be needed for anything below the waterline.


4. Septic Systems and Setbacks From the Water


This is where my background doing dedicated septic and wastewater inspections really matters on a lake property. Older camps around Seneca, Cayuga, and Owasco were often built long before modern setback requirements existed, and I regularly find:


  • Septic tanks and leach fields sitting closer to the shoreline than current health department standards allow

  • Undersized or failing systems straining under seasonal, high-occupancy summer use

  • Straight pipes or abandoned systems on older camps that were never properly decommissioned

  • Saturated or failing leach fields, which show up as unusually green grass, standing water, or odor near the drain field

Septic issues on waterfront property aren't just a repair cost — they can involve the county health department and environmental regulations specific to lake-adjacent properties. I flag this clearly so you're not caught off guard after closing.


5. Well Water and Water Quality


Many lake camps and year-round waterfront homes in our area rely on private wells rather than municipal water, and some older camps still draw directly from the lake for non-potable uses. I recommend water quality testing that looks at:


  • Bacteria (total coliform and E. coli)

  • Nitrates, which can indicate septic influence on well water

  • Lead and other metals, especially in homes with older plumbing

  • General water quality parameters like hardness and pH

If a property has ever used lake water for drinking or has a shared or unpermitted well, that's something you want documented clearly before you buy.


6. Seasonal Systems and "Camp" Wiring and Plumbing

A lot of Finger Lakes waterfront property started life as a seasonal camp and got converted, expanded, or winterized over the decades — sometimes well, sometimes not.


I check for:

  • Plumbing lines that were never properly insulated or heat-traced for winter use, which leads to freeze damage

  • Electrical work from multiple eras layered on top of each other, including outdated panels, ungrounded outlets, and DIY additions

  • Heating systems sized for occasional weekend use rather than full-time year-round living

  • Water supply lines running through unheated crawlspaces or exposed exterior runs down to the shoreline

If you're planning to convert a seasonal cottage into a full-time or four-season home, this is one of the most important parts of the inspection.


7. Radon and Indoor Air Quality

Radon doesn't care whether you're on the water or ten miles inland, and parts of Central and Western New York have naturally elevated radon potential. I offer radon testing alongside the home inspection because it's a simple, non-invasive test that tells you something a walkthrough never could.


8. Roof, Exterior, and Exposure to the Elements


Waterfront homes take more of a beating from wind, sun reflecting off open water, and lake-effect weather patterns than a similar home a few miles inland. I look closely at:

  • Roof condition and flashing, particularly on additions and sunrooms that were added to take advantage of the view

  • Siding and trim on the lake-facing side of the house, which typically shows more weathering

  • Decks, porches, and railings, especially those cantilevered toward the water

  • Window and door seals on the side of the house that takes the most direct wind and sun

A generic home inspector can absolutely give you a report on a lake house. But if they don't regularly work waterfront properties, there's a real chance they miss the things that are specific to this kind of property — septic setbacks, shoreline structures, seasonal system quirks, and the slow, quiet moisture damage that builds up over years.
